The area marked on the site plan is 529 sqm, therefore the minimum offer is € 79,350.00. The sewage contribution is included in the purchase price. According to the current factual and legal situation, there are no road development contributions. The house connection costs (including the main pipe to the property) are borne by the purchaser.

The buildability of the area is governed by Section 34 of the German Building Code. This means that a project must fit into the immediate surroundings in terms of the type and extent of building use. Part of the area to be sold (see hatching) is designated as a traffic area in the development plan. An exemption from the provisions of the development plan must therefore be granted as part of a building application. Provided that no buildings are erected on the marked sub-area, there is nothing to prevent an exemption from the provisions of the development plan.

The costs of the contract and its implementation shall be borne by the buyers.
