Salzgitter

Subsidies in the "Swindonstrasse" redevelopment area

The Salzgitter City Council has decided that the "Swindonstrasse" area, which covers around 51 hectares and has around 1,550 households, is a redevelopment area. What does this mean?

Andreas Bittner, Head of the Urban Redevelopment and Socially Integrative City Department, and Sebastian Henschel, contact person for the "Swindonstraße" redevelopment area (standing in front from left) informed the owners about the funding opportunities in the Swindonstraße redevelopment area.

City planning officer Michael Tacke and his team from the Urban Redevelopment and Socially Integrative City department informed around 100 homeowners about this during an information event in the Kranich-Gymnasium auditorium, where there was a great deal of interest and many questions.

Michael Tacke thanked the participants for their interest in the new funding opportunities for homeowners. The focus is on buildings, some of which are getting on in years. The city of Salzgitter has the opportunity to support owners with their building projects in order to make the area more attractive.

Andreas Bitter, Head of the Urban Redevelopment and Socially Integrative City Department, and Sebastian Henschel, contact person for the "Swindonstraße" redevelopment area, used a presentation to provide information about this new development.

The two made it clear that the first step is for the owners to think about what they want to implement and invest in and when. The Urban Redevelopment and Socially Integrative City Department should then be contacted. "We will be happy to advise you and take a look at your planned project on site," emphasized Andreas Bittner. Not all projects are eligible for funding. There are also other funding opportunities that the department can provide information about. Contacting us is also important because a contract must be concluded with the city of Salzgitter before the renovation work can begin in order to take advantage of the funding opportunities (see below).

City planning officer Michael Tacke (right) spoke with participants about the new opportunities in and for the neighborhood.

Short & sweet:

Question: What does the new subsidy project mean?

Answer: Owners have the option of increased tax depreciation of their costs for the planned refurbishment measure.

Important:

There is no direct subsidy for the planned refurbishment measure in the form of subsidies (= no money)

Important 2:

A contract must be concluded with the City of Salzgitter before the measures begin (see information on the presentation/website).

How long can I invest in my own home and take advantage of this indirect subsidy?

The city council has decided on a term of ten years for the "Swindonstraße" urban redevelopment measure.

What is subsidized (examples):

  • Roof refurbishment (including energy efficiency upgrades)
  • Facade refurbishment (including energy efficiency upgrades)
  • Energy-efficient basement refurbishment (e.g. external basement insulation)
  • Upgrading/replacement of existing windows
  • Accessibility measures (e.g. stair lift)

What is not subsidized (examples):

  • Repair and maintenance costs
  • Improvements and cosmetic repairs
  • Renovation or installation of photovoltaic systems or wind generators, for example

The goals for the owners:

  • The quality of the building is improved
  • The value of their property increases.
  • The residential value is increased.
  • The cityscape is beautified.
  • The neighborhood becomes more attractive.

The urban development goals:

  • Eliminate deficiencies in the neighborhood
  • An improvement in urban design is achieved

Information on the Swindonstrasse redevelopment area:

The Salzgitter City Council has decided that the Swindonstraße area is to be promoted as a simple redevelopment area without the use of urban development funds.

This was preceded by preparatory studies in 2023/2024 to analyze the urban development deficiencies in the "Swindonstraße" and "Kampstraße" districts.
